Applicant:                   D. J. Vander Slik
Location:                     4436 Broadmoor Avenue, SE
 
Request:                      The applicant wishes to expand the existing parking lot; the expanded parking would come to within one (1) foot of the Broadmoor Avenue right-of-way.  Section 10.03.B of the Kentwood Zoning Ordinance requires a minimum parking setback of ten (10) feet.  The requested variance is for a reduction of nine (9) feet to the minimum required parking setback.

Applicant:                   Timberland Building, Inc.
Location:                     4429 Breton Avenue, SE
 
Request:                      The applicant wishes to convert and existing building into a financial institution with a drive-through facility.  The existing building is setback 46.67 feet from the north (rear) property line, 18.1 feet from the west (side) property line, and 46.9 feet from the south (front) property line; a proposed canopy would have a setback of 6 feet from the west (side) property line.  Section 15.04.BB.1 of the Kentwood Zoning Ordinance requires a setback of 50 feet from any adjacent public right-of-way line or property line for establishments with drive-in or drive-through facilities.  The requested variances are for reductions from the required building setback of 44 feet from the west property line, 3.3 feet from the north property line, and 3.1 feet from the south property line
